Living Above and Beside the Food Shops of Golders Green Road
A parade full of food businesses is a good place to live and a good place for pests. Every bakery, café and restaurant brings in flour, produce and packaging each morning and puts out waste every night. The flats above share the same walls, the same pipework and often the same back yard. When mice or cockroaches settle in a commercial kitchen, the floors above are the next warm, sheltered place they reach.
Kitchens and ovens that stay warm
Ovens, proving cabinets, fryers and the motors of chillers and display fridges give off heat long after the shutters come down. German cockroaches need that steady warmth and hide in the tight gaps behind and under equipment. Mice nest in the voids around it and feed on crumbs and spilt flour at night. Neither needs a dirty kitchen: a well-kept one with a warm cavity behind the ovens suits them perfectly well.
Deliveries, bins and back yards
Most of the parade is served from the rear. Sacks, crates and pallets wait by back doors, cardboard is flattened and stacked for collection, and trade bins and bagged waste stand in yards and service areas. Mice can arrive inside a delivery. Rats come to the bins, and a yard with a split bag, a lid that does not close or a gap under a gate gives them food and cover right beside the building.
Those same yards are often the way in and out for the residents upstairs, and a yard shared between a shop and the flats is where the two sets of bins meet.
How pests reach the flat upstairs
Inside the building the routes are vertical. Waste pipes, water and gas supplies, cable runs and extraction ducts rise from the shop through the ceiling into the flats, and the holes made for them are rarely sealed tightly. A cockroach follows warm pipework up into a kitchen or bathroom above. A mouse climbs the service run or crosses the void between the shop ceiling and the flat floor. Where the flats share a staircase from a street door, droppings along the stair or around the meter cupboard often show the route.
A flat can be spotless and still have cockroaches or mice when the source is below it. Treating the flat alone while the shop is left untouched moves the problem around the building rather than ending it.
Who arranges what in a mixed building
The business is responsible for its own premises, and food hygiene law requires food businesses to keep pests under control. Commercial premises are quoted per site, because a bakery and a small café are very different jobs. If you rent a flat above, tell your landlord or letting agent as well as the shop. If you own a leasehold flat, the freeholder or managing agent usually deals with shared parts such as the stairs and the yard, and the inside of your flat is normally yours. Houses and conversions near the parade
Behind Golders Green Road and along Finchley Road the Edwardian houses are larger and quieter, but they are not far from the yards. Gardens that back onto a service area are the first to notice rats, and a converted house has its own shared floors and stairs for mice to use. Towards Golders Hill Park and the Heath Extension the trees bring squirrels and wasps, which are a different subject.
- Keep bins in the yard closed and ask for split bags to be cleared promptly
