Pests in a Large Totteridge House
In a three-bedroom semi, a pest problem is usually found quickly because every room is in daily use. A big detached house works differently. There are more rooms, more roof, more outbuildings and more distance between them, and the household may only pass through some of it in a normal week. That gives a mouse, a moth or a wasp colony time to settle before anyone notices.
Rooms that go unused for weeks
Guest bedrooms, a formal dining room, a drawing room kept for visitors, a study that is rarely sat in: these are quiet, and quiet suits the insects that feed on wool and fabric. Carpet moth larvae and carpet beetle larvae work undisturbed under furniture in a room that nobody vacuums properly between occasions. Mice nesting in a far wing can go unheard from the kitchen. When something turns up, it is worth walking through every room, not just the one where it was seen.
Several roof lines and more than one loft
A large house is often several roofs joined together: the main roof, the roofs over later wings, dormers, a flat roof over an extension and the valleys where they meet. Each can have its own roof space, some with a hatch and some with none. Squirrels and wasps choose one section, and in a big roof the noise can seem to come from a different room to the one it is really above. If you know which part of the roof the sound or the insects are coming from, that saves a lot of searching.
Stables, pool houses and annexes
Around the house there may be a garage block, a pool house, a garden store, an annexe or staff accommodation, and on some plots stables, a tack room and a feed store. Each is a separate building with its own gaps and its own use. A feed store attracts rodents in a way the house does not, a pool house plant room stays warm and dry all year, and a summer annexe can sit closed for months. A problem in one of them may be the source of a problem in the house, or it may be quite separate.
How Room Pricing Works in a Big House
Bed bugs, fleas, carpet moths, carpet beetles and spiders are priced by the room: a first-room price, then a lower price for each additional room. Only the rooms that are affected and treated are counted, so a house with eleven rooms and moths in three of them is priced as three rooms. Halls, landings and stairs are not counted as rooms, which matters in a house with a large entrance hall or a long first-floor landing.
Rats, mice, cockroaches and ants are priced by property type instead. A detached house is charged at the house price whatever its size. Squirrels are a single trapping service price, and a wasp nest is a fixed price.
Annexes and staff accommodation
If an annexe, staff flat or coach house is a self-contained home with its own kitchen, say so when you book. We will confirm how it is priced before anyone comes out, so there are no surprises on the day.
Access on a Large Plot
The practical side of a visit matters more on a big property than a small one. It helps to tell us in advance:
- How to get in: gate codes, intercom, and where a van can park on the drive
- Who will be there, whether that is you, a family member, a housekeeper or a house manager
- Which buildings are involved, and that keys to garages, stables and pool houses will be available
- Where the loft hatches are, and whether any section of roof has no hatch at all
- Whether dogs will be loose in the grounds, and whether horses are stabled near where the work is
Totteridge village is a conservation area, and houses around the Common and near Totteridge Fields back onto open land and trees. If a pest problem leads on to roof repairs, replacement soffits or new doors, check with the council's planning team before changing anything visible on the outside of a house in the conservation area.
