Warm Pipe Runs and Cockroaches in Friern Barnet
German cockroaches, the species usually found indoors in flats, live close to warmth, moisture and food and hide in narrow gaps by day. A converted building has those gaps in quantity: heating and hot water pipes boxed in along skirtings and up through ceilings, long runs between a plant room and the apartments, and the spaces around radiators where pipes come up through the floor. Where a building has shared heating or long runs of heating pipework, those routes stay warm through the colder months, when cockroaches elsewhere slow down.
How they move between apartments
Cockroaches follow the pipework and the gaps around it rather than walking along a corridor. Houses on the surrounding streets
Cockroaches are rarely a problem in a self-contained house on Friern Barnet Lane or Colney Hatch Lane, because there are no shared pipe runs for them to travel. When one does appear in a house, it has usually arrived with a second-hand appliance, removal boxes or a delivery. A single insect is worth watching for; repeated sightings, droppings or egg cases mean it is time to book.

Check at night: leave the kitchen dark for a few minutes, then switch the light on. Look behind the fridge and cooker, under the sink, along the kickboards, around the boiler and wherever a heating pipe comes through the floor. What to Do Before the Visit
- Keep food sealed and nothing left out overnight, pet bowls included
- Wipe the sink dry at night and fix any drip, since water draws them as much as food
- Tell the managing agent, and ask whether other apartments on the same riser have seen them
- Leave foggers and shop sprays alone, as they can push cockroaches further along the pipework
- Keep flattened cardboard out of the kitchen cupboards

Keeping Them Out Afterwards
Once the cockroaches have been dealt with, fill small gaps around pipes under the sink and behind the boiler, keep the bin store clean and shut, and check second-hand appliances before they come indoors.
