Flat or House: the Question That Sets the Price

Domestic cockroach control is £190 for a flat and £240 for a house, and the only thing separating the two is what you occupy, not how large it is or which borough it sits in. A flat in a purpose-built block, a flat carved out of an old terrace, a lower-ground flat and a flat over a parade of shops are all flats. A whole house is a house whether it is a narrow two-up two-down or a suburban semi with an extension.

Maisonettes and split-level homes occasionally sit awkwardly between the two. Describe the layout when you ring — how many floors you have, whether there is anyone above or below you, and whether the front door is your own or shared — and we will tell you which price applies before anything is booked.

When the Building Is the Problem, Not the Flat

In a block or above a business, cockroaches follow the warm, enclosed routes a building already has: risers and ducts carrying pipes between floors, cable runs, boiler cupboards and the bin area at ground level. Where More Than One Home Is Affected

Each home is booked and priced separately at the flat price, and the sensible move is to have the affected flats dealt with close together rather than months apart. Report it to the freeholder, housing officer or managing agent, who is the only person able to arrange access to communal areas and the bin store. We cannot treat a neighbour's flat on your booking, and we cannot make a landlord act — but a written report from you usually moves things along faster than a conversation on the stairs.

Restaurants, Shops and Other Food Premises

Commercial premises are quoted per site, with no published price, because the size of the kitchen, the storage, the hours the place runs and the building above or beside it all change the job. Businesses handling food have a legal duty to keep pests out of areas where food is prepared, stored or sold, and environmental health officers can take enforcement action where they are not. Ring to describe the premises — what you sell, how the kitchen and stores are laid out, whether there are flats overhead — and you will get a figure for that site.

What to Tell Us When You Book

  • Whether you have used a shop-bought spray or fogger, and where

The price does not cover building work, sealing large voids, plumbing repairs or cleaning a communal bin store. Those belong to a builder, a plumber or the managing agent, and we will say so plainly if that is what your building needs.

Cockroach Control London FAQs

Is a flat above a takeaway priced as a flat?

Yes. Any self-contained flat is £190 regardless of what occupies the ground floor. The business below is quoted separately and per site if it needs treating too, and it is worth telling the freeholder so both halves of the building are looked at.

I have seen one cockroach. Should I book?

It depends what it was and where. A large dark insect near a ground-floor drain may be a lone Oriental cockroach; a small striped one behind the fridge usually means more out of sight. Check for droppings and egg cases first and describe what you find when you ring.

Why will you not quote a price for my restaurant over the phone?

Because the work depends on the premises: the kitchen layout, the storage, the deliveries and whether anything is above or beside you. Commercial sites are quoted individually after we have talked the building through with you.

I have already used a spray. Does that change anything?

Tell us, and where you used it. Household sprays repel as well as kill, so survivors may have moved deeper into wall voids or next door, and that changes where activity shows up. It does not change the price.

Does having cockroaches mean the flat is dirty?

No. In a shared building they arrive along pipework and ducts from elsewhere, and they also travel in deliveries, cardboard and second-hand appliances. This guide sets out why.

Our whole block seems to have them. Who arranges that?

The freeholder or managing agent, since only they can authorise communal areas. Individual residents can still book their own flat at the flat price while that is being sorted out.
