The Holes a New Building Comes With
Every service entering or leaving a home needs an opening, and that opening is made oversize so the pipe can be pushed through and lined up. Once the fixing is done the surplus is meant to be filled. Sometimes it is; sometimes only the inside face is; and sometimes a later trade enlarges it again for a second cable. The most common entry points are worth knowing before you go round looking.
Pipe penetrations through an outside wall
Work along the foot of the walls: the kitchen waste, the washing machine waste, the boiler condensate and flue, the gas and electricity entries, the outside tap, and any cable run in later. On a brick-and-render wall the render hides how large the hole behind it really is, and a crack or a hollow-sounding patch around a pipe is the clue. Soil stack boxing, inside
The same idea applies indoors to the boxing in the corner of a bathroom or the cupboard a stack passes down through. The boxing itself keeps nothing out; what counts is the opening in the floor and ceiling at either end of it and the gap where it meets the wall. Meter and boiler cupboards
A meter cupboard has an opening for every supply reaching it and is often unlined. A boiler cupboard has the flue, the condensate and the pipework leaving it, plus the space behind and beneath the unit. Both are warm, dark and rarely emptied, which is precisely what a mouse is after, and an opening nobody can reach cannot be sealed — so clear them out first.
Front doors, patio doors and air bricks
Ground-floor homes here open onto a garden or courtyard through patio or french doors, and the threshold beneath them is the lowest opening in the building. Brush seals wear out and weather bars work loose, and the gap under a front door onto a communal stair does the same job for mice already inside a block. What the Hour Covers, and What It Does Not
The service is £180 for up to one hour of work on small, reachable holes and gaps. On a home of this type that might be several pipe entries along the back wall, the openings at each end of the bathroom boxing and a threshold or two — how many depends on what is there and how easily it can be got at. An opening that cannot be reached without dismantling a fitted kitchen is not an hour's work.
Bigger jobs go to the right trade: renewing a failed door seal, making good render and brickwork, repairing a roof edge, or dealing with drainage. Treatment First, Proofing Second
Proofing follows treatment rather than replacing it. Close a hole that is still in use and whatever is on the wrong side of it gnaws a new one, often somewhere much less convenient, and anything shut into a floor or a stud wall will make itself known. Book rat control or mouse control first and proofing once things have gone quiet; before or after treatment sets out the reasoning.

What to tell us
When you book rodent proofing, say whether it was rats or mice, when the treatment finished, whether it is a house or a flat and which floor, and which openings you already know about. If you rent, it is worth telling your landlord what is being sealed.
Getting ready
Empty the cupboard under the sink, the meter cupboard and the boiler cupboard, open any bathroom access panel, and move bins, planters and stored items back from the outside walls and the doors. Whatever cannot be reached on the day cannot be worked on.
After the work
You will hear which openings were closed and whether anything needs a builder, a roofer or a drainage contractor.
