Service Runs and Shared Walls in the Low-Rise Flats
Flats built as one block share more than a party wall. Water, waste and heating pipes are carried through boxing and voids that pass from one home into the next, and cables take much the same path. Cockroaches treat those gaps the way people treat a corridor: warm, dark, undisturbed and leading somewhere. A flat can pick them up from a neighbour without anything ever coming in at the front door.

The Warm Kitchen
Indoors the search narrows fast. Look behind and under the fridge and around its motor housing, into the gap beside the cooker, under the sink where the waste pipe leaves its boxing, inside the kickboard void beneath the units, and around the boiler or heating cupboard. Bin Stores and Courtyards
Outside, the shared bin stores and the drainage around the courtyards matter more for the larger, darker Oriental cockroach, which likes cool damp places and climbs smooth surfaces badly. A store with a propped door, spilt food and standing water gives it somewhere to live, and a ground-floor kitchen is a short crawl away. Telling the Two Apart
Small, light brown, about a centimetre and a half long with two dark stripes behind the head, indoors in the kitchen: German. Bigger, up to two and a half centimetres, very dark and glossy, found low down near drains and stores: Oriental. What to Look For After Dark
- Insects running for cover when the kitchen light goes on late at night
- Droppings like coarse ground pepper along the tops of units and inside cupboards
- Dark smear marks in corners and on the undersides of shelves
- Brown, ridged egg cases dropped behind appliances
- A faint oily, musty smell that strengthens as numbers build

Before the Visit and Afterwards
Please do not spray shop-bought insecticide round the kitchen while you wait. It pushes cockroaches deeper into the unit voids and along the service runs into the flat next door, which makes the job harder rather than easier. Clear the kitchen floor and the cupboard under the sink, move open packets into sealed boxes, wipe away grease behind the cooker where you can reach it, and keep a lid on the bin.
When you book, say whether it is a flat or a house, which rooms they have been seen in, and whether neighbours have the same problem. Expect some movement for a while afterwards as insects come out of harbourage. Shops, Cafés and Takeaways
Food premises are quoted per site rather than at a household price, because the kitchen layout, the storage, the waste arrangements and the trading hours all change the job, and a business has its own legal duties about pests on the premises. Keeping Them Out of a Newer Flat
- Wipe under and behind the fridge and cooker, not only the floor you can see
- Mend a dripping tap or a weeping waste trap — water matters to them more than food does
- Keep dry food in sealed containers rather than open packets on a shelf
- Fill the obvious gaps where pipes leave the boxing under the sink and behind the units
- Keep the bin store door shut, and report one that will not close
- Speak up early if a neighbour mentions them, instead of waiting to see
